We signed 4 Contracts on Monday - How it Happened

Happy Wednesday,

This past Monday the team signed 4 contracts worth about $150k in revenue and I wanted to dive into the DETAILS of how these all came together as each one has a few learning experiences.

First off though let me just say I’m super stoked.

4 Contracts in a day is pretty rare (our record is 7 but normally its like 1 or 2).

4 Contracts on MONDAY is unheard of.

If anything, statistically Monday is our WORST day for signing contracts primarily because the sales team (and sellers) have been off all weekend and use Monday to revive the conversations before signing later in the week.

So a quick break down of these deals:

Deal 1 - Spokane WA - Novation

We dont do many Novations, mostly because I dont like the ethics of them (weird for a wholesaler to say I guess but at least with wholesaling you take equitable interest in the property).

For this one we have had complete transparency with the seller and they know whats going into it to get retail.

This lead came in FRIDAY via Direct Mail and our team was ON IT FAST.

We had competition with 2 other companies and ultimately decided to JV this deal with one of our ALLIANCE companies since we both collectively hate the 3rd one.

Our JV is doing the basic reno, we are handling the seller. Will be an easy $50k deal.

Deal 2 - Spokane WA - Wholetail

This seller called us off a Direct Mail piece on SUNDAY actually after having a bad experience with a couple other companies. They called 2 others before us and got WEIRD vibes form them so called us and our team did their job setting an awesome first impression.

Our guys went and walked it on Monday morning and got it signed on site after some tough negotiations with the seller.

Estimated profit is $45-50k.

Deal 3 - Otis Orchards WA -Wholesale

Heyo! Cold Calling lead sourced by our very own SimpliLeads.

Loved seeing this one come together as it was a great team display.

Our AM was actually our Filipino Super Star who got the negotiation and deal done after a full 2 weeks of back and forth.

Our boots on the ground represented us GREAT and teed everything up for a super easy offer conversation.

We are ironing out the dispo but a $20kish fee seems possible for sure.

Deal 4 - Irmo, SC - Wholesale
Alright another SimpliLeads sourced deal. This time from SMS 🙂 

The fun thing about this one is its in South Carolina and if you havent seen the news…. its KINDA hard to wholesale there right now (they have moved to make wholesaling illegal).

Our current work around is our closing attorney openly doens’t care about the new legislation so we are just gonna roll with it until we (or the attorney) gets a nice slap.

Stay tuned because this one might get exciting haha.

Looking at another $20k or so fee on this one, things are moving along well.

The keys to all of these deals are:

  1. Consistent and Diverse Marketing (You’ll notice we have 2 from Direct Mail. 2 From SimpliLeads.)

  2. Quick speed to lead and aggressive follow up.

  3. Top notch professionalism.

Basically, just business shit.

Marketing.

Sales.

Generally not being a prick to the customers.

It really is that simple guys.
